125,000 square foot, five story office building utilizing a hybrid gas/electric HVAC system. Four packaged gas fired heating and cooling rooftop units provide cooling and ventilation during occupied periods with VAV boxes and electric coils providing zone control and heating. During unoccupied periods the gas fired rooftop units heat the building with the electric coils disabled, giving the operating cost advantage of a gas heated building and the first cost advantage of an electrically heated building. A condenser water riser allows for future tenant cooling on a 24 hr/day basis.
